Market continues to be HOT with multiple offers

The Toronto real estate market continued its upward trend as April’s 9,041 sales (averaging $477,407), raised 2011’s average sale price to $457,876 – up 6% over 2010.

The first 4 months of the year have been very strong, and on average represent 32.2% of the sales done in a given year. The 28,441 homes sold so far this year should translate into approximately 88,000 homes sold in 2011, making it another great year for sales in Toronto.

The next third of the year generally represents 39% of the business done in a given year and I expect this year to be the same. The pace of sales will remain robust as the economy expands and home buyers continue to benefit from affordable home ownership opportunities.

One result of a strong real estate market is that many individuals perceive real estate as an easy job, that a “house sells itself”, consequently more individuals “try” real estate as a career. Since 2001, the membership of the Toronto Real Estate Board has grown from about 17,000 to almost 31,000 today. Here are some startling facts from 2010 regarding sales agents on the Toronto Real Estate Board:

8,948   sales representatives sold 0 homes.

11,220    sales representatives sold 1-5 homes.

6,330    sales representatives sold 6-12 homes.

2,155    sales representatives sold 13-18 homes.

1,987    sales representatives sold 19+ homes.

We are now subject to new legislation and Acts such as Privacy and Fintrac as well as being aware of the new HST Tax and how it affects individuals as well as the market.
